Local and Federal Preservation Incentives.

There are some tax advantages and support for preserving and adapting historic structures for a new use. Local agencies are the first place to start. The St. Cloud Downtown Council in conjunction with the St. Cloud Housing and Redevelopment Authority (HRA) offers a Downtown Improvement Loan Program. Loans are written down 3 percent for the first five years for a one-time loan up to $40,000 for exterior façade and interior structural improvements. Contact the Downtown Council, 320-259-4010.

The Federal Historic Preservation Tax Incentives program supports private sector rehabilitation of historic buildings that are National Historic Landmarks. Income-producing properties that are rehabilitated according to certain federal standards can receive a 20 percent tax credit on structural renovation expenses. Started in 1976 following a change in the federal tax code, the program is administered by the National Park Service (NPS) in partnership with the Internal Revenue Service (IRS) and State Historic Preservation Offices (SHPOs).
